Pictured above is the floor underneath where a shower once stood. The only signs of this leak were light stains on the ceiling a level below and minor warping of the baseboard near the shower.
Water: Friend or Foe?
Many of us in the Greater Charleston area love water, which is why so many of us made Charleston our home. Despite our love for the water, there are many times when water is not our friend. A great example of this is when water damages your home. Many of you reading this may be familiar with water damage. After all, we live in a coastal community and are no strangers to flood zones, high tides, and hurricanes. However, there are other ways in which water damage can impact a home, such as a broken pipe in the wall or a leaky faucet. We hope to shed some light on this topic and educate homeowners on how to handle water damage if it should ever impact you and your home!
Don’t Ignore the Signs
We have seen firsthand when homeowners ignore or put off signs of water damage in their homes. Whether they think it doesn’t look severe or they are scared of what to expect, we want to urge everyone to act sooner rather than later. In certain scenarios, time can be a detrimental factor with how severe the water damage is to your home. For instance, a leak underneath your shower that has been flowing for 6 months versus a week, will most likely have more damage to your home. By acting sooner and stopping the leak, you may save yourself a lot of money by repairing the damage before it becomes a structural issue.
Repairing the Damage
Despite all our wishes, contractors do not have x-ray vision, although it would make our lives a lot easier if we did! As a result, the only way to fully know the extent of the damage is to remove the area where the leak is coming from and see what lies behind it. I know this may not seem ideal to some homeowners, but as contractors it is the best way to determine the damage and properly fix it. At Livable Homes, we like to call this process “Demo & Discovery.” During the “Demo & Discovery” period, we remove a section of the damaged area and determine the impact. Once the extent of the damage has been determined, we can proceed with the best plan of action on how to fix it. We will provide a quote for the remainder of the work and once we go under contract, we will restore your home and give you back your peace of mind.
